Housing & Special Projects Division - Foreclosure Information

The following links provide useful information to individuals who are having difficulty in making their monthly mortgage payments or who have received a Notice of Default, which is the first step in the California non-judicial foreclosure process. The City urges borrowers to be wary of foreclosure prevention entities that charge fees for service. On March 17, 2009, the U.S. Department of Housing and Urban Development (HUD) issued a press release to warn residents of scam tactics.
 
Hope Now - An alliance between counselors, servicers, investors, and other mortgage market participants to prevent foreclosures by providing outreach, counseling, and assistance to homeowners. It provides a toll-free hotline.

California Department of Real Estate - State department in charge of real estate broker licensing and consumer complaints with respect to real estate transactions. Offers license checks of mortgage brokers and lenders and a consumer complaint form. Also provides additional links for foreclosure prevention information and avoiding mortgage foreclosure scams.

U.S. Department of Housing & Urban Development (HUD) - HUD's Tips for Avoiding Foreclosure and links and toll-free phone numbers to HUD-approved housing counseling agencies.

SurePath Financial Solutions - Local organization approved by HUD to provide foreclosure counseling. Also provides debt and bankruptcy counseling.

Cabrillo Economic Development Corporation - Local organization involved in Hope Now through the NeighborWorks Home Ownership Center by offering foreclosure counseling. Offers homeowners assistance and refers clients to the district attorney's office for abuses by lenders that used deceptive marketing methods to secure questionable loans.

The City maintains a contract with Community Action of Ventura County, a non-profit organization that provides limited financial assistance to low-income persons who need assistance in making their mortgage payment. Those who qualify for assistance will need to demonstrate the ability to pay future mortgage payments on their own. Please call (805) 648-6088 for additional information.
